Waterfront City — ENOVA / MAF

Overview

Since 2013, KSE has carried out mechanical works at Beirut City Center and Waterfront City — two MAF retail destinations — working with ENOVA Facilities and Energy Management Services. Unlike a new-build package with a start and an end, this is a continuous working relationship inside operating facilities.

KSE scope

The register lists all mechanical services across both properties, including additional chiller works, air balancing and rectifications, and VRV/VRF systems.

The challenge

Every intervention happens inside a live retail environment — tenants trading, visitors circulating, existing services running. Equipment replacement, ductwork repair and system additions have to be planned, sequenced and commissioned without shutting the building down.

Delivery — in the client’s own words

ENOVA’s reference letter documents the works directly: implementation of a new air-cooled chiller for the food court, along with all related works — piping, electrical works, BMS; rectification of damaged ducts inside the mall, with testing and balancing of the air flow for better cooling; and implementation of new VRF systems in IDF rooms and UPS rooms. “In addition to the above, many other jobs were executed successfully during this period,” the letter adds.

Why it matters

This is the project that best shows KSE’s range beyond greenfield installation: diagnosing, upgrading and problem-solving in buildings that are already running — and keeping the same client for over a decade.
